Quick Property Buyer state that they use their own cash and are happy to send your solicitor proof of funds to show this. This is an important element of a quick property sale as you will not have to wait for mortgage applications or investor approval.


However, they do ask you to sign an agreement, which is valid for four months, and which could include costs of up to £950 if you pull out early for any reason.

When working with them, they’ll buy the property from you at a price that satisfies both parties involved, and then sell it for a profit.

You’ll get a slightly below-market price but you’ll achieve a prompt and effortless sale with little bureaucracy.

However, they also state that they are able to ‘pay up to 80% of the valuation if the property is in ‘grade A’ condition, of standard construction and is located in an area with average or above market condition’. 


Their terms and conditions state that ‘Our Agreement will remain in force for a period of 4 months from the date of the Agreement signed by you. Should the Agreement be terminated within the 4 month period then we will be at liberty to register a Unilateral Notice against the property at HM Land Registry to restrict the sale of the property within the period in which the Agreement is in force to protect our interest.’


They also state that ‘If the Agreement is terminated within the Agreement term by the seller then we will be entitled to be reimbursed for all costs and expenses incurred by us to a maximum of £950.00 which will be chargeable at our discretion.’


Sellers should be wary of signing such contracts or agreements as they can tie you in for a long period and limit your options.

It’s important to remember:

You won’t get the full market value of your property but you’ll sell it very fast.

Are they Registered With The ICO?

No, Quick Property Buyer are not registered with the ICO.

The Information Commissioner’s Office (ICO) is the UK’s independent regulatory body set up to uphold information rights.

Our team of investigators searched their parent company, Acutity Invest Ltd at Companies House, but we were unable to identify their investment vehicles.

There were no government-verified transactions for the company, however, this could be simply due to the fact that they are using a different company name to track and register their other Companies House transactions.

Nevertheless, in light of these findings, we cannot say for certain whether Quick Property Buyer have or don’t have cash on hand which they use to buy properties. 

In general, we’ve discovered that very few fast home-buying companies actually have disposable cash on hand.

Most of them are unregulated small businesses or worse – individual opportunists pretending to be big organisations who deliberately mislead. 

These companies don’t have their own cash but attempt to raise funds by low-balling their offer and getting finance off the back of the difference between their offer and the market value.

Quick Property Buyer provides a confusing picture of their typical offer for a quick cash sale of a property.

On the one hand they state that they will pay up to 80% of the valuation if the property is in ‘grade A’ condition, of standard construction and is located in an area with average or above market condition’.

This is less than many similar house buyers claim to offer.

However, they also claim to beat any other cash offer for your property.

The only way to be sure of their offer is to request a price for your home.

It is worth noting that fast house sales within 7days are a bigger risk for the buyer, as they do not have time to complete the full range of surveys and searches required for due diligence. To cover the increased risk, you will normally be offered less for your home if you want to sell this fast.

You may get a better offer if you are prepared to wait a few weeks until the buyer is more certain about your property value.

And because of the vast number of fast home sale companies in the UK, this number is considerably lower than what it would’ve been if it only were estate agents and actions.

Remember when it comes to speed of sale, nothing beats a quick home buying company:

Charitable Initiatives

Quick Property Buyer did offer a scholarship on their website in 2021, although it is not clear if this programme is still ongoing. The scholarship provided help towards education costs for one student of $750.
