Transparency & Independence

Property Sale Watchdog exists to help homeowners understand risk in the fast-sale property market. Transparency and independence are not side principles — they are essential to how the site operates, how companies are assessed, and how information is presented. This page explains how Property Sale Watchdog remains independent, how commercial activity is handled, and why consumer interests always come first.

No ratings, rankings, or paid influence

Property Sale Watchdog does not rate, rank, or score property buying companies.

We do not operate league tables, star systems, or “best buyer” lists. Companies cannot pay to improve how they are described, assessed, or positioned.

Where companies are referenced positively, this is based solely on observed behaviour, verified outcomes, and consistency across real transactions — never on advertising spend, promotion, or commercial pressure.

Separation between assessment and revenue

Property Sale Watchdog’s assessments are entirely independent of how the site is funded.

In some cases, where a homeowner actively requests an introduction, Property Sale Watchdog may refer them to a company that has demonstrated genuine, consistent behaviour across real transactions. A small referral fee may be received in these circumstances and is used solely to fund the development, maintenance, and improvement of the site.

This referral mechanism does not influence how companies are assessed, described, or explained.

Education and methodology always come before monetisation.

Referrals are optional and homeowner-led

Homeowners are never required to accept a referral.

All guides, company pages, decision frameworks, and methodology content are available independently of any introduction. Referrals occur only where a homeowner explicitly asks for one and remain optional at all times.

Declining a referral does not affect access to information or support.

Evidence comes before opinion

Property Sale Watchdog does not operate as an open review platform.

Feedback is only used where it relates to real transactions in which solicitors were formally instructed and the sale either completed or fell through prior to completion. Supporting documentation is required.

This ensures assessments are grounded in factual transaction behaviour rather than speculation, early-stage impressions, or marketing-driven narratives.

Why independence matters for homeowners

Fast-sale property transactions often involve time pressure, information imbalance, and contractual complexity.

Independence allows Property Sale Watchdog to explain where risk typically appears, how leverage shifts during a transaction, and why outcomes matter more than promises.

Without alignment to specific companies, the site can focus on helping homeowners make informed decisions — even when that means slowing down or choosing not to proceed.

How companies are assessed, what evidence is used, and how risk is evaluated is explained in full in our How We Assess Companies methodology. For a broader sense of who this site is built for, see Who Property Sale Watchdog Is (and Is Not) For.

Ongoing transparency and updates

All pages are reviewed on an ongoing basis.

Where new verified evidence emerges, company overviews and risk context may be updated. Factual errors are corrected when supported by documentation, and material changes are reflected transparently.

The “last updated” date on each page indicates when it was most recently reviewed.

Principle to remember

Property Sale Watchdog does not exist to tell homeowners who to use.

It exists to explain how risk appears in practice, how behaviour unfolds after commitment, and how to assess companies independently — with clarity, evidence, and transparency.

See a realistic offer — not a sales pitch

Before accepting any fast-sale offer, it helps to know what a realistic one looks like. Our offer tool shows a realistic range based on how genuine cash buyers actually price properties — typically 75–85% of open-market value — with no inflated promises.

Step 1 is free and anonymous — no name, phone number or email, just basic property details. Step 2 is entirely optional — if the range works for you, you can ask to be introduced to a cash buyer we have vetted. Your details are never shared unless you ask, and never sold.

Before you go — one honest number

If you’re researching a fast sale, the most useful thing to leave with is a realistic figure. Our offer tool shows what genuine cash buyers typically pay — 73–85% of open-market value — free, anonymous, and with no personal details needed.
