Loveitts are a long-established estate agents in the south of the West Midlands, serving Coventry, Nuneaton and Leamington Spa. They have been trading for 180 years and have a strong reputation for customer service, which is reflected in their reviews.
They hold traditional auctions both in person and online roughly every six weeks. These give sellers the benefit of not only reaching the local market, but also national and international investment buyers.
Loveitts auction business is part of a wider estate agency firm that offers a complete range of services. They have a dedicated auction team that handles this part of the business, but who can also liaise with other departments to give sellers a full range of options.
2. Loveitts Auctions: Strengths & Weaknesses
Loveitts have been trading for almost two centuries, developing an in-depth local knowledge of the area and the local property marketplace. The company has a proud track record of customer care, trustworthiness and honesty and works hard to maintain this image.
The auction side of Loveitts handles residential property sales, as well as land, commercial properties, investment and development opportunities.
Loveitts are part of the Auction House group, which gives them access to national coverage as well as hundreds of homes being sold through the modern method of auction. These properties are offered for sale by auction for an extended period rather than at a single event
Are they Propertymark members?
Yes, Loveitts are members of the National Association of Valuers and Auctioneers (NAVA)AVA members. UK auction houses can show that they operate to an approved code of conduct by joining a Propertymark association, such as NAVA.
By using a Propertymark Protected member you are guaranteed to be consulting with a professional who will give you up-to-date advice and guidance. Propertymark regulates members’ activity according to a code of conduct and rules, with disciplinary action for instances of non-compliance.
NAVA Propertymark have adopted RICS’ Common Auctions Conditions for auctions of real estate in England and Wales. The seventh edition was published in March 2018. The Common Auction Conditions are designed for real estate auctions, to set a consistent practice across the industry.
Are they TPO members?
Loveitts are members of the Property Ombudsman and as such they have agreed to work to a strict code of practice. TPO is a government-approved trade body that protects property sellers.
Membership of TPO means that customers have an additional method of resolving complaints and grievances that cannot be resolved between the existing parties. TPO offers independent adjudication on disputes via a complaints enquiry telephone number 01722 333306 or by completing a form online on the TOP website.
Are They Regulated By RICS?
Yes, Loveitts are regulated by the Royal Institute of Chartered Surveyors.
Under RICS rules, auctioneers selling real estate (incorporating Common Auction Conditions) must ensure that clients are provided with terms of engagement that are fair and clear. These should meet all legal requirements and relevant codes of practice including reference to complaints-handling procedures and, where it exists, an appropriate redress scheme.
They must also do the utmost to avoid conflicts of interest and, where they do arise, to deal with them openly, fairly and promptly.
Are they Registered With The ICO?
Loveitts has been registered with the Information Commissioners’ Office since 2011.
The Information Commissioner’s Office (ICO) is the UK’s independent regulatory body set up to uphold information rights. The ICO also governs all forms of data collection and advertising intelligence. The ICO has a Free Online Checker where you can verify whether a company is registered with them or not.
Are they GDPR Compliant?
The ‘company documents’ section, at the bottom of the Loveitts website, lists comprehensive privacy and cookie policies that show that the company is GDPR compliant in how they collect, store and use your data.
However, the cookie policy does state that ‘this information helps us to better understand you and, in turn, to make Our Site and advertising more relevant to your interests’, so you are opening yourself up to marketing emails. They also say that ‘Third party Cookies may be used by advertising services to serve up tailored advertising to you on Our Site’.
This means that your details may be provided to other companies and services, who may send unsolicited emails or call you directly. To avoid this, you should always err on the side of caution when providing personal information, and always read any cookie / data use agreements carefully before clicking your consent.
Have They Traded For More Than 5 Years?
Loveitts have been trading for around 180 years so it is safe to say that they are not a fly-by-night, temporary operation. For a company to last almost two centuries is a great tribute to their reputation and their high levels of customer service, and this should not be taken lightly.
We use the ‘over/under 5 years trading time’ as a metric to gauge whether a company is an established entity with a lot of experience under their belt, or just a newly founded business that may not have the expertise or reputation you can rely on. Loveitts have far exceeded this benchmark and may be one of the longest established property companies in the country.
How often Are Auctions Held?
Loveitts hold auctions online approximately every six weeks. Auctions are held live in their auction rooms in Coventry, and they are also live-streamed online. To place a bid, you need to have registered in advance and provide compulsory information such as proof of identity and your source of funds.
While these auctions are held online, they are still traditional auctions, with bidders placing bids competitively at the time until the virtual hammer comes down. Once the auction is concluded, contracts are automatically exchanged and the sale becomes legally binding. Buyers must pay a 10% deposit immediately and complete the sale within 28 days.
Loveitts also use the modern method of auction for some of their own properties, where lots are available for bids for 24 hours or more. Their links with national group, Auction House, also provides access to hundreds of properties across the country that are being sold via this method.
what does it cost to sell with Loveitts?
Loveitts do not list their fees on their website and were unwilling to disclose their auction fees to our researcher, stating that their fees vary according to a number of factors. To find out the fees for your sale, you will need to give them details of your property.
How long does it take to sell?
With a traditional auction, buyers will exchange contracts on the day and must complete the sale within 28 days. This provides the seller with a very swift sale, however it may not leave enough time for potential buyers to arrange a mortgage and so will limit the market to developers, professional buyers and people buying with cash. If you do not sell, you will have to wait for the next auction, which will add around six weeks or more to your sale time.
Loveitts do not share information on their average time to sell on their website. They do however list the results of their last six auctions. At the time of writing (July 2024) they offered an average of 23 properties per auction, with an average success rate of 79% – ranging from 63% at the lowest to 93% at its best.
Anything Else Suspicious?
We didn’t find anything that raises suspicion during our thorough research of Loveitts. Our investigators sifted through all of the data and legal records of Loveitts and everything was clean.
However, we’ll redact this paragraph at the first glimpse of dodgy practices.
We never stop researching and our unbending commitment to excellence doesn’t waver. This paragraph is only valid up until the ‘Last Updated’ date of this review, which can be found at the top of this page.
Anything Else You Should Know About?
As far as we are aware, Loveitts haven’t received any additional awards or prizes.
There’s nothing more we could add.
3. Loveitts Auctions: Customer Experience
To assess the overall user experience (UX) of loveitts.co.uk we first analysed their website for ease of use and intuitiveness.
The Loveitts website has lots of useful information, including a guide to selling, a guide to buying and a piece explaining all about auctions and how they work.
The website includes listings for their next auction as well as details of previous auctions. It also features a link to national online auctions, where several local properties can be found being sold over periods of 24 hours or more.
There is a useful online chat function on the website, allowing visitors to ask questions and find out more details. Chat operators can connect you directly to the right person to handle your sale or query.
First Response Time
We calculated their First Response Time (FTR) by messaging them at approximately 4 PM on a non-holiday weekday (on a Thursday to be exact) and used a stopwatch to estimate how long it took them to respond.
Loveitts Auctions responded in 1 minutes 5 seconds.
Which is much faster than the industry average. And a fast FRT is something we consider highly important, especially in this sector.
A faster response time suggests that the auction house is better equipped to deal with customer queries.
And if they’re better equipped to deal with customer queries, then it means they’re investing their resources where it matters the most.
Client Satisfaction Guarantee
We also asked if they offer some sort of ‘Client Satisfaction Guarantee’, and if yes, what would that guarantee consist of.
Loveitts don’t offer a Client Satisfaction Guarantee but they do have 180 years of service behind them and 47 pages of customer testimonials that reflect the satisfaction level of their customers.
Client Complaints Procedure
Any company worth its salt should have a formal complaints procedure on their website, where clients can express any disagreements, issues or just plain dissatisfaction with the overall service.
By having such a complaints procedure in place, the company shows that they are willing to listen and if possible, rectify any problems that may arise.
Loveitts has a published complaints procedure under their ‘company documents’ tab at the bottom of the website. This details the steps to take if you have a complaint, as well as the timescale in which you should expect a response.
If you are still unsatisfied after following the steps laid out in the complaints procedure, you can raise the issue with the Property Ombudsman.
Speaking To Past Customers
A legitimate auction house that does what it promises shouldn’t have a problem letting you speak to their past customers.
Of course they need to have the permission of the individual involved and provide some kind of proof that it is a genuine past client of theirs.
We strongly encourage all our readers to ask to speak to a past client.
4. Loveitts Auctions: Online Presence
In this section, we’ll discuss what the public thinks of Loveitts and what online reviews the company has received.
Keep in mind that online reviews can be easily faked. The company in charge might hire fake review writers to write positive reviews. Or on the other hand, their competitors might hire fake review writers to write negative reviews and tarnish the said company’s reputation.
Also, social media followers can be artificially inflated.
That’s why we deem this section as purely anecdotal.
Customer reviews
- Trustpilot rating 4.7/5 (343 reviews)
It is not possible to distinguish the reviews of the different sectors of Loveitts business to isolate the auctions team. Loveitts reviews on Trustpilot are 88% five-star, with the few one-star reviews mainly relating to the letting team.
There are 47 pages of positive reviews on Loveitts own website, but you must remember that these must be taken in context and that the company will not include negative reviews on their own site.

The Final Verdict
Loveitts are a very well-established local estate agency and auction house, that claims to have been ‘the cornerstone of Coventry and Warwickshire life for 175 years’.
They are the only auction house in Coventry and they specialise in the area to the south of the West Midlands, including Coventry, Nuneaton and Leamington Spa. This is ideal for anyone looking in this area, but it limits their appeal on a national level.
They offer a traditional auction service, with auctions held online every six weeks or so. Buyers can attend in person, at their Coventry auction house, or bid online, with all auctions live-streamed online.
These local auctions are backed up by a partnership with Auction House, which also gives customers access to a nationwide portfolio of properties that are being sold via the modern method of auction.
Loveitts are members of the NAVA, ARLSA, NAEA, RICS and TPO, and they are registered with the ICO. They have a clear complaints procedure, regulated by RICS and NAVA Propertymark and any unresolved complaints may be escalated to The Property Ombudsman.
In summary, Loveitts are a specialist local company offering an excellent service for Coventry and the surrounding area, with access to properties further afield through their affiliated companies.
We will be continuously updating this review as we do with all of our other content. If Loveitts decide to alter, amend or modify something, then we’ll make sure to adjust our critique and score accordingly.
