How Property Sale Watchdog Evaluates Risk & Buyers
What we assess, in brief
Our expertise has been featured in:
Every fast-sale route and every cash-buying company is assessed against the same core question: how likely is this to complete on the terms originally agreed?
We look at how a purchase is funded, whether proof of funds is provided early and specifically, what contractual control a buyer takes on before completion, whether the buyer depends on a third party to complete, and whether pricing holds up once a seller is committed. Patterns of behaviour across real transactions carry far more weight than any single explanation or headline offer.
The full breakdown of these criteria — and how they combine into the ratings shown on company pages — is set out in detail in our How We Assess Companies methodology.
What our methodology does not do
Our approach does not:
Recommend a single “best” buyer
Rank companies by price alone
Assume fast sales are right for everyone
Treat all cash buyers as equivalent
Fast sales are a trade-off. Our role is to make that trade-off visible.
How does Property Sale Watchdog rate cash house buyers?
Ratings are derived from a combined review total and a risk assessment across funding transparency, pricing consistency, contractual behaviour, and complaint history — not from marketing claims or star ratings submitted directly by companies. Where the evidence base for a company is too thin, the rating is marked as unknown rather than estimated. The full breakdown is set out in our How We Assess Companies guide.
This methodology sits alongside the site’s broader positioning — see About Kelvin Elliott for the experience it’s built on, and About Property Sale Watchdog for how the site operates.
Rule of thumb
In fast property sales, outcomes are shaped less by what buyers say
and more by how they are funded, how they behave, and when risk transfers.
A clear methodology reveals risk early —
before time, leverage, or options are lost.
See a realistic offer — not a sales pitch
Before accepting any fast-sale offer, it helps to know what a realistic one looks like. Our offer tool shows a realistic range based on how genuine cash buyers actually price properties — typically 75–85% of open-market value — with no inflated promises.
Step 1 is free and anonymous — no name, phone number or email, just basic property details. Step 2 is entirely optional — if the range works for you, you can ask to be introduced to a cash buyer we have vetted. Your details are never shared unless you ask, and never sold.
